Need help within something in your rental home? Check the list of common issues and solution below before submitting your request.
There is no heat in the property
If the furnace is not working the first thing to do is check the thermostat to make sure the batteries are working. If the batteries are good, then make sure the pilot light is lit. If the pilot light is out, you need to light it. Also check to make sure the furnace filter has been replaced for proper airflow. If we are experiencing freezing temperatures, and you are unable to get the heat working – contact the Emergency Line, otherwise submit via the tenant portal.
There has been a plumbing break
In the event of flooding or an uncontrollable plumbing break in the home - stop using any water, make all reasonable efforts to turn off the main water valve to home. Utilize secondary shut offs under sinks, behind toilets, etc. for isolated issues. If possible, wrap a towel around the break to help direct the water in to a bucket. Please call the Emergency line to report the problem and continue to make efforts to protect the integrity of the property.
There is no water to the property
If you are in a condo or townhome, check with your neighbors to determine if it is a building issue. For homes, you should check the main water shut off to ensure it’s on before reporting. Contact your Water provider to ensure there is not a service outage, then Invested Property Management if necessary.
There is a power outage
If the power goes out in your home, check with your neighbors to see if the whole area is without power. If it is out in the area, report the outage to the electric company. If the outage is isolated to your property, please check your breaker panel and ALL GFCI outlets for isolated power outages within the home. Reset all GFCI’s as they may impact other rooms of the property. If this doesn't solve the problem, submit a maintenance request on the tenant portal.
The toilet will not flush
If your toilet is blocked:
Blocked toilets are usually caused by something blocking the system, and will need to be unclogged. Flush the system once, and use a plunger to gradually pump the blockage through the system. Avoid flushing the toilet too much while it is blocked, as this will cause an overflow.
There is no blockage, but the flush mechanism will not work:
To diagnose the issue of a non-flushing toilet, remove the cover on the back of the toilet to view the flushing system and make sure the flapper element is attached and working.

Other common issues include:

Lights not working - replace the lightbulb and check and reset the power breaker

Beeping smoke detector - replace the batteries and reset the system

Sink or dishwasher will not drain - check for a blockage or use an unblocking solution

Refrigerator is not working - check the temperature to see if it is too high/too low, check the grill and drain hole
Preventative Cleaning Tips
Cleaning is easier when you use a "preventative approach."

Always put away food and wipe up spills and debris.

Clean pet bowls regularly to avoid attracting ants and other insects.

Do not allow grease to build up in kitchens; use a sponge and soapy water regularly on counter tops, stovetops and hood filters.

Avoid cooking with very high heat. This will add to more grease build-up and cause damage to appliances. It can also be dangerous.

Avoid mildew by venting rooms and bathrooms properly, particularly during baths and showers.

Clean bathroom tile or other surfaces regularly to prevent the buildup of grime.

Clean toilets regularly to avoid buildup of grime, rings, and mildew.

Vacuum all flooring regularly, particularly carpets.

Have carpets professionally cleaned once per year.

Refrigerators - Clean regularly and place an open container of baking soda on a shelf
